Northgate Residential Appraisals: Choose the Use and Date

For a Northgate residence, describe the decision, property and effective date. Private estate, divorce, assessment and sale work need appropriate scopes.

Avoid automatic probate requirements

A date-of-death value is historical; a sale or family buyout can call for current value. Ask the estate’s advisers which documentation is needed. A report does not settle the estate or guarantee compliance with every court requirement.

Use property records instead of a market slogan

Northgate is a Seattle area. Provide the actual parcel, residence type and relevant permit records. Broad claims of rising prices or growing assessment complexity do not establish a particular home’s value.

Separate lender ordering from private work

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence type, relevant records and requested deliverable. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
