Mukilteo Property Assessment Appraisals: Dates and Records

Short answer: A Mukilteo assessment appraisal should match the county notice, January 1 value date and documented characteristics of the residential parcel.

Does an appraisal automatically reduce property taxes?

No. It develops an independent opinion of residential market value for the stated date. The Board considers the complete petition record and may agree or disagree. The appraisal does not address levy rates, exemptions or every reason the final bill changed.

Which assessment date must the report answer?

Washington assessment questions are tied to January 1 of the relevant assessment year. Confirm the year printed on the notice. If the home changed afterward, separate later work from the condition that existed on the required date.

What is the filing window?

The Snohomish County Board generally uses the later of July 1 of the assessment year or 60 calendar days from the value notice. The owner should verify the notice and current Board instructions directly. Commissioning an appraisal does not stop the deadline.

How can permit history support the analysis?

Mukilteo Building and Permits may document alterations, inspections or project timing. A permit record can help establish what work was proposed or completed, but it does not establish quality, current condition or the amount buyers would recognize.

Which county information should be checked?

Use Snohomish County SCOPI to match the parcel, assessment account, structure information and available sales data. Confirm that municipal records and county records describe the same property. Report factual conflicts instead of assuming one source is always correct.

What information produces a useful quote?

Provide the address, parcel, notice, assessment year, asserted factual error, deadline and access contact. Add dated photographs, plans and records of condition issues. Explain whether an existing appraisal or assessor worksheet must be reviewed as part of the assignment.
