A residential appraisal can develop an independent opinion of market value for the property and effective date identified in the assignment. That opinion may help a homeowner evaluate or support a King County Board of Equalization petition. The appraisal does not set the tax rate, decide the petition or guarantee a reduction in assessed value or taxes.
A King County valuation appeal addresses the assessor’s property value rather than the amount of the tax bill. County guidance states that assessed values are set effective January 1 of the assessment year and generally apply to taxes due the following year. Confirm the assessment year, notice date and value being challenged before ordering so the appraisal uses the relevant historical effective date instead of today’s date.
King County states that a petition must be filed online or postmarked by July 1 of the assessment year, or within 60 calendar days after the mailing date printed on the value notice or other determination, whichever deadline applies. An appraisal order does not extend that deadline. Check the current Board of Equalization instructions and file on time even if supporting evidence is still being assembled.
Provide the valuation notice, parcel number, the value you believe is correct and the facts supporting that position. Also send available plans, permits, prior listings, dated photographs and records of condition issues or incomplete work as of January 1. King County property tools can confirm parcel and assessment information, while City of Sammamish permit records may help document additions or remodeling. Records inform the analysis but do not replace an inspection or prove that every improvement is permitted.
No. The Board weighs the entire petition record and the assessor may submit contrary evidence. A well-supported appraisal can provide relevant market evidence, but the result depends on the property, the effective date, the evidence and the Board’s decision. Property-tax advice, filing strategy and legal representation are outside the appraisal scope; consult the County or your adviser about those questions.
Send the property address, parcel number, assessment year, notice mailing date, filing deadline, assessed value, value you believe is supportable and any existing petition documents. Mention additions, accessory dwelling units, multiple parcels, condominium rights, significant condition issues and access limitations. Residential appraisal fees start at $695; the final fee and timing depend on complexity, scope and the effective date. Alpha Appraisal serves King, Snohomish and Skagit Counties.
