A residential appraisal can develop an independent opinion of market value for the property and effective date identified in the assignment. It may help a homeowner evaluate or support an assessed-value petition to the Snohomish County Board of Equalization. The Board decides the petition; an appraisal does not set the tax rate or guarantee a lower assessment or tax bill.
Start with the Official Notice of Assessed Value, not only the tax statement. Snohomish County generally values property as of January 1 of the assessment year, with the resulting taxes payable the following year. A petition concerning the January 1, 2026 assessment therefore needs evidence tied to that date and the property’s condition then. A current appraisal cannot simply substitute for a historical-date analysis.
The County’s general deadline is July 1 of the assessment year or 60 calendar days after the date on the value-change notice, whichever is later. Ordering an appraisal does not extend the deadline. As checked October 6, 2026, the Board states that the deadline for notices mailed June 26, 2026 has passed. Check the date on your own notice and ask the Board clerk about eligibility before paying for an appraisal intended for a petition; late filing is limited.
Send the value notice, parcel number, assessed value, the value you believe is supportable and the specific facts behind the disagreement. Useful records may include dated condition photographs, repair estimates, easements, development restrictions, prior listings, plans and permits for additions or accessory units. Confirm whether the parcel is inside Lynnwood city limits before relying on City permit records. The City’s current portal covers permit applications submitted after January 10, 2024; older materials may require a public-records request.
Current County guidance requires supporting evidence to reach both the Board and Assessor at least 21 business days before the hearing. Review the Board’s current instructions for accepted formats and delivery requirements.
No. An independent appraisal is one type of evidence. Its usefulness depends on the disputed value, effective date, property and available records. The appraisal may support the assessment or a different value; it is an independent analysis, not an agreement to reach a requested number. Alpha’s residential appraisal scope does not include petition strategy, legal representation or a promise of tax savings. Exemptions and deferrals are separate County programs.
Provide the property address, parcel number, assessment year, notice date, filing or hearing deadline, assessed value and reason for the review. Include access arrangements and any multiple parcels, condominium rights, accessory units, significant condition issues or historical-date records. Residential appraisal fees start at $695; the final fee and timing depend on scope and complexity. Alpha Appraisal serves King, Snohomish and Skagit Counties.
