Marysville Property-Tax Assessment Appraisals

What does a Marysville assessment appraisal help you review?

A residential appraisal develops an independent opinion of market value for a defined property and effective date. It may help you evaluate or support an assessed-value appeal to the Snohomish County Board of Equalization. The Board decides the appeal; an appraisal does not set tax rates or guarantee a lower assessment or tax bill.

Which assessment year and value date matter?

Confirm the assessment year on your notice before ordering. Snohomish County generally values property as of January 1 of the assessment year, with taxes due the following year. A review of the January 1, 2026 value therefore concerns taxes payable in 2027. The appraisal must address the relevant historical date and property condition, rather than substitute today’s value.

Is there still time to file?

The County’s general petition deadline is July 1 of the assessment year or 60 calendar days after the date of the value-change notice, whichever is later. Ordering an appraisal does not extend it. As checked October 6, 2026, the Board states that the appeal deadline for notices mailed June 26, 2026 has passed. If your deadline may have passed, check your own notice and ask the Board clerk about eligibility before paying for an appeal appraisal; late filing is limited.

What evidence should you organize?

Send the notice, parcel number and specific reasons you question the value. Useful records may include dated condition photographs, repair estimates, easements, development restrictions and plans or permits for additions. For a Marysville property, confirm whether City or County permit records apply to the parcel. A mailing address alone does not establish permitting jurisdiction. Identify what existed on the valuation date, including unfinished work, rather than treating later improvements as historical facts.

Current County guidance requires supporting evidence to reach both the Board and Assessor at least 21 business days before the hearing. Check the current filing instructions for format and delivery requirements.

Is an appraisal required or a tax reduction assured?

No. Independent appraisals are one type of evidence the Board accepts. Their usefulness depends on the property, effective date and disputed value. An appraisal may support the assessed value or a different value; it is an independent analysis, not an agreement to reach a requested number. Alpha’s residential appraisal scope does not include filing strategy, legal representation or a promise of tax savings. Exemptions and deferrals are separate questions for the County.

What should you send for a residential quote?

Provide the address, parcel number, assessment year, notice date, petition or hearing deadline, assessed value and reason for the review. Include access arrangements and any multiple parcels, accessory dwelling units, significant condition issues or historical-date documentation. Residential appraisal fees start at $695; the final fee and timing depend on scope and complexity. Alpha Appraisal serves King, Snohomish and Skagit Counties.
