Short answer: Use a Fremont residential appraisal for a clearly defined divorce, estate, buyout, pre-listing, review or assessment question and effective date.
Start with the exact residence, property interest, intended use, intended users and effective date. Divorce, estate, buyout, pre-listing and assessment questions are different assignments even when they concern the same address.
A date-of-death or other historical opinion considers the property and market as of a specified past date. Current condition and today’s market cannot simply be substituted. Dated photographs, listings and permits can help document prior characteristics.
It does not divide marital or estate assets, establish legal ownership, determine taxes or guarantee a settlement. For a buyout, debt, ownership shares and transfer terms remain separate from the property-value conclusion.
Seattle SDCI property and permit research can locate project and permit history. King County Parcel Viewer helps identify the parcel and assessment account. Neither source replaces market analysis.
Identify the disputed facts, date, method, adjustment or conclusion. A separately scoped appraisal review evaluates the existing report. It is not automatically a new appraisal, and simply averaging two conclusions does not resolve their differences.
Send the address, property type, purpose, effective date, intended users, deadline and access arrangements. Mention condominium status, accessory units, major alterations, multiple parcels and any existing report. If historical value is needed, list the records available from the relevant period and describe material changes made afterward. Include any attorney, executor or mediator instructions that define report users or the value question.
