Order the work that answers the decision you need to make. If you need dimensions, area calculations and a sketch, discuss a dwelling measurement assignment. If you need to know the home's value for a sale, estate or buyout, discuss an appraisal that addresses the discrepancy. If the question concerns an existing appraisal, first send the specific conflicting information through the appropriate report-question process.
Do not assume that a different square-footage total proves the home is worth a particular amount more or less. Establish what each total includes before translating an area question into a value question.
Place the county record, listing, plan, prior sketch and appraisal side by side. Record the source, date, label and included areas for each figure. A total called “finished area” should not silently be compared with one labeled “above-grade area” or a building footprint.
Ask whether the figures include a basement, garage, enclosed porch, detached living space or later addition. Also identify the measurement convention and whether the building has changed since the earlier record. A difference may involve classification, dimensions, timing or an error; the total alone does not identify which explanation applies.
For an inherited property or another historical assignment, today's dimensions and layout may not establish what existed on the required past date. Preserve dated plans, photographs and records of additions or removals.
A useful measurement request identifies the intended use, included structures and areas, access arrangements and required output. Ask whether you need a dimensioned sketch, a floor plan, separate area calculations or a written explanation of how a convention was applied. Confirm those deliverables before the visit.
Alpha's dwelling measurement and sketch service is separately scoped. Measurement documents the agreed physical information; it does not itself establish market value, land boundaries, ownership or permit compliance. If the recipient requires a particular standard or format, supply that instruction before ordering.
If the goal is to question a county record, ask the responsible office what documentation and procedure it requires. Paying for a sketch does not guarantee that an office, listing platform, lender or other recipient will adopt the result.
A pre-listing decision, estate valuation or co-owner buyout may require the appraiser to resolve relevant area information as part of a broader valuation assignment. Explain the discrepancy when requesting the quote, rather than ordering a measurement and assuming that a value opinion will be included.
Provide the conflicting records and say what remains uncertain. Ask whether measurement and valuation can be addressed within one agreed assignment, or whether further records or specialist work are needed. That discussion may avoid commissioning two overlapping visits. It does not mean every property can be handled with the same scope or fee.
The resulting value opinion remains separate from mortgage debt, equity, ownership percentages, legal entitlement, tax treatment and the final buyout terms. Correcting a physical description does not decide those other questions.
Fannie Mae's Improvements Section guidance requires specified measurement and reporting practices for covered lending appraisals. It separates above-grade and below-grade areas and explains that a level is below grade if any part is below grade. A finished walk-out level can therefore be reported separately even when the rooms are useful and well finished.
That lending guidance is not a universal instruction for every private measurement request. Agree on the applicable convention and intended use. An area reported outside one above-grade total is not automatically an area with no market contribution, and a larger combined total is not automatically the more appropriate description.
A sale-price-per-square-foot figure divides the price of an entire property by a selected area figure. It is not, by that calculation alone, an estimate of the value contributed by each additional square foot. Land, condition, quality, location, layout and other features are part of the property being sold.
Fannie Mae's adjustment guidance calls for market-supported adjustments and rejects an unsupported rule-of-thumb size adjustment. Although written for lending appraisals, it illustrates why an unexplained dollars-per-foot shortcut does not replace analysis.
Ask the appraiser how the corrected or clarified area information affects the relevant analysis. Do not prescribe a dollar change before the discrepancy and its significance have been evaluated. More measured area does not guarantee a higher conclusion.
Identify the exact page, area label and figure you question. Provide the competing sketch or record, its date and an explanation of the difference. Ask whether you are requesting a factual clarification, correction, additional valuation work or an independent review.
A record discrepancy does not establish that an appraiser made an error. Conversely, a report should not be defended merely because its total matches another source. The question needs a factual explanation. For a mortgage assignment, use the lender's designated process; a privately commissioned measurement should not be represented as a lender-approved reconsideration or replacement appraisal.
Begin with a description of the records you hold. Arrange an appropriate delivery method before sending confidential appraisal, settlement or estate documents.
For a residence in King County, Snohomish County or Skagit County, request a quote, call 425-753-1971 or email dustin.labrasseur@gmail.com.
Say whether you need area documentation, a value opinion or help defining the appropriate assignment. Alpha will confirm property fit, scope, fee and availability before scheduling. A measurement quote and an appraisal quote cover different work; do not assume one includes the other.
