Choosing a Seattle Home Appraiser: Questions That Matter

For a Seattle home appraisal, ask about property fit, effective date, research and report users. A nearby address alone does not establish competence.

Ask about your Seattle property type

Describe whether the assignment involves a detached residence, townhouse, condominium or home with an accessory unit. Ask what records and inspection scope are needed for that property. Neighborhood familiarity should translate into supportable analysis, rather than a claim to know every local value.

Discuss evidence, not a desired number

Explain the decision and provide relevant facts without making payment contingent on a value conclusion. The appraiser should assess the competing market and explain supported differences. Neither a local office nor a convenient appointment guarantees the result you expect.

Use the right source for permits and parcels

Seattle construction records and King County parcel information can help document the residence and changes. Confirm the jurisdiction instead of treating every Seattle mailing address as inside city limits. Public records may need reconciliation with observed and documented property facts.

Confirm the residential assignment

Alpha’s routine residential service area is King, Snohomish and Skagit Counties. The property, intended use, effective date and users guide the scope. Commercial properties, personal possessions and business valuations are not included by a broad home-appraisal description.

Use the report within its stated limits

Read the property description, analysis, assumptions and effective date. A value opinion does not promise a sale, settlement, assessment reduction or lender acceptance. If the purpose changes, ask whether new work is needed rather than automatically reusing the original report.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence type, relevant records and requested deliverable. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
