Pricing Your Home: Our Redfin Contribution and What It Means for Sellers

Separate completed sale evidence from asking prices before choosing a listing strategy. A closed sale records a completed transaction. An active listing shows a seller's asking price and current competition. A pending listing shows a property is under contract; its displayed asking price does not establish the final sale price.

Redfin included Dustin LaBrasseur, Washington Certified Residential Appraiser with Alpha Appraisal in Lake Stevens, in its November 2, 2026 home-pricing guide. Our contribution explains why sellers should consider relevant closed sales alongside current competition and seek independent valuation evidence when the property or available information is difficult to compare.

Ask what each price actually tells you

When discussing a price range with your agent, ask which properties have sold, which remain available and which are pending. Keep their status and relevant dates visible. A nearby owner's asking price can help describe your competition, but it does not show what a buyer ultimately paid.

For a closed sale, consider the property that actually transferred: its condition, living area, site and other relevant characteristics. The highest sale nearby is not automatically the most useful comparison. Ask why a buyer considering your home would also consider that property, and which differences matter.

Pending activity can help frame a conversation about demand. Avoid treating a displayed list price as a verified contract or closing price. Until reliable transaction information is available, identify what remains unknown instead of building the pricing discussion around an assumed result.

Resolve the property facts before relying on the comparison

If county records, a prior listing and a sketch show different areas, first establish what each total includes. A basement, later addition or detached space may be described differently across records. Do not turn the difference into a dollar adjustment simply by multiplying it by another home's price per square foot.

Our guide to conflicting square-footage records explains when measurement, valuation or a question about an existing report fits the decision. If the issue is whether to renovate before selling, read when to order a pre-listing appraisal relative to repairs.

Choose the evidence your listing decision needs

An agent's pricing analysis may meet your needs. When unusual residential features or inconsistent information leave an important value question unresolved, a private appraisal can provide a written, independent opinion for an agreed date and use. Describe the specific uncertainty before commissioning the work.

Value evidence informs the discussion; the owners and their real-estate adviser choose the listing and marketing strategy. An appraisal does not guarantee a sale price or sale timing, and a privately ordered report should not be assumed to satisfy a buyer's lender.

For technical context, Fannie Mae's comparable-sales guidance distinguishes closed comparables from listings and contract offerings used as supporting data. That is mortgage-program guidance, not a universal ordering rule for private assignments.

Request a quote around the decision

For a residential property in King, Snohomish or Skagit County, send the address, listing decision, requested valuation date, access arrangements and deadline. Identify the conflicting records or unusual features you want considered. Write “not sure” if the value date is undecided.
